Title opinions disclose defects which are apparent from the public record, this can include easements, covenants, mortgages, liens, defective instruments, mineral severances, and other matters creating a cloud on title. A title opinion is a statement of the preparer’s professional judgment expressed, following a thorough title search, regarding the owner’s rights to the property. While a title opinion is generally less expensive than title insurance, you do not receive the benefit and protections of title insurance coverage.
