If you are obtaining a loan to purchase your property, or to refinance your current property, your lender will require that you purchase lender’s title insurance.  Lender’s title insurance safeguards only the money the bank lent you.  It does not protect you as an individual property owner, nor does it protect any equity you have in your property.
